Recap of Nov 1, 2021 Wildwood Planning and Zoning Meeting

This is for consideration of a subdivision of the property.  The property is to be divided into three lots, 150” x 90”, each of which would contain a duplex.  Variances needed for setbacks.  First floor is garage and two floors of living space.  Each unit would have four bedrooms and three parking spots.  It is expected to be below height requirements.  Under zoning, nine units could fit on the property, but the owner is interested in making only six units.

At present, the property is empty.  It was used as a towing lot, but pretty much turned into a car lot.  In recent years it has been empty.

Two residents spoke.  One was concerned about height and the other was asking about setbacks and how the building would look. (Plans showed only footprint of buildings, not the entire plans.) Subdivision passed, with stipulation that drainage plans are submitted.

Shore Pro Builders, 4112 Park Blvd. and 306 W. Young

The one on Park contains a concrete foundation that has been that way for a while.  The Young Ave. the property is an old hotel/apartment building.  The builders claimed these are “eyesores.”  Both properties would be demolished.

Variances needed for set-back, lot frontage, and density (six units is too much for lot size). A deed of consolidation was also needed.

The Park Blvd. property is expected to have a two-unit building while the Young Ave. one will have three duplexes.  The property will also contain a pool. The current Young Ave. property has no parking while the proposal will give each unit two spots. 

A resident from Roberts Ave. was concerned that the new buildings would block his view of the ferris wheel and fireworks.  He also brought up that street parking will be a problem in the area.  A discussion about parking followed because the proposal is short by one parking spot.  It was noted that the area has plenty of street parking.  It was stated that even though the condos and duplexes in the surrounding area have adequate parking built into them, people seem to prefer parking on the street. One of the Board members commented that there is plenty of parking at the recreation center. Everything passed.

In other news

Keith Loomis’ proposal was postponed. Four properties from last month’s agenda received their final approval.

At the public discussion, I asked a couple questions:

  • Is there an ordinance in place for new construction on Rio Grande Avenue be of Doo-Wop styling?      

    The answer was no, but it is encouraged.

  • Does Wildwood have a historic district? 

    The answer was no, but there was a historic commission that is defunct.
