Recap of July 11, ‘22 Wildwood Planning and Zoning Meeting

The City of Wildwood Planning & Zoning board meets the first Monday of every month at 6 pm in the City Hall Commissioner’s Meeting Room, 4400 New Jersey Ave, Wildwood NJ 08260. View agendas and plans beforehand at city hall during their business hours (M-F 8 am - 4 pm). Members of the public are allowed to attend and offer public comment on most agenda items. Zoom attendance is currently discontinued.
3601 Hudson
Storage units. Moved to August 1, 2022 for medical reasons.
4301 Niagra
100’ x 100’ lot. Asking for minor subdivision into 2 lots that measure 50’ x 100’ each. Two duplexes will be constructed. The original application asked for 3 duplexes. (We are unsure why it was reduced to 2.) People would have to come out of the garage to get into the house. These would be sold, not rented. Water runoff was an issue. No water, sewer, or sidewalks in that area. There aren’t any condos, either. Three local residents spoke of density and water issues; reminded the Board that only single-family homes are in the area. The architect said the buildings will be bungalow-style condos. They looked like the usual condos to many of those present. The Board’s position was that these would not add to water issues. The builder would bring in water, sewer, and sidewalks, which the Board liked. The height of the building elicited much discussion. Finally, the Board had the builder lower the height to 35”. Passed.
201 W. Burk
Right now this building is a warehouse. It is proposed to have two single-family homes built on the lot. This required a use variance on an oversized lot. No comments from the public were forthcoming. The Board felt that the area is moving more toward family living and approved this.
118 W. Rio Grande
This 40’ x 100’ lot needs a variance in order to put in a duplex. It is located across from The Mudhen. The lawyer stated that no business would be able to fit in that spot, so the alternative would be a duplex. The planner spoke at length about the proposal. The Board agreed and the project was approved.

With zoning meetings coming soon here are the highlights of what will be on next month’s agenda, according to Joey Contino:
328 E. Glenwood Avenue, which was demolished last year, has an application to become a 15 car private parking lot. 314 E. Glenwood Avenue, which is Sherry's parking, will become a 4 unit multi-family dwelling. 440 W. Lincoln Avenue, which is currently a two lots, one of which contains a one-story masonry, commercial,(to be demolished) and turned into a single-family semi-detached, 2-family stacked (multi-story), and 3-4 family semi-detached ("tri" or "quad") dwelling units. 323 East Oak Avenue, final approval, nine residential dwelling units.
